Real Estate Business Manager

Overview

To promote the expansion, profitability, and operational quality of our sizable rental property portfolio around Accra, we are looking for an early career and enterprising Real Estate Business Manager. A driven individual with a thorough awareness of the Ghanaian real estate market, a strong desire to maximise property value, and the capacity to oversee intricate property management and development activities is needed for this demanding position.

Responsibilities

• Create and put into action creative plans to expand our rental property holdings and gain market share in Accra's cutthroat real estate industry. • To strengthen our position in the local real estate market, find new business prospects, such as development projects and property acquisitions. • To assist with strategic planning and decision-making, carry out thorough feasibility and market analyses. • Establish and meet challenging financial goals for the whole portfolio, striking a balance between immediate profit and long-term value generation. • Create and preserve connections with important parties, such as partners, investors, and local government representatives. • Oversee every facet of managing rental properties for several properties in Accra, making sure that tenant satisfaction and occupancy rates are continuously high (goal: 95% per month). • Use state-of-the-art property management techniques and technologies to improve tenant satisfaction and expedite operations across all properties. • Create and implement focused marketing plans for various property kinds to draw in top-notch renters and shorten vacancy times. • Create and maintain reliable lease management and tenant screening procedures. • Assure adherence to all the national and local laws that control rental properties in Ghana. • Create and put into action thorough risk management plans for the whole portfolio of properties. • Assure complete adherence to all applicable laws, rules, and industry standards in Ghana's real estate market. • Manage property insurance plans and, if required, the claims procedure. • Put strong security measures in place at all buildings to protect assets and renters.

Requirements

• A bachelor's degree in business administration, real estate, or a similar discipline is required; an MBA or other appropriate master's degree is strongly encouraged. • ten or more years of real estate management experience, at least five of which were spent managing rental properties in Ghana or in comparable African markets. • strong financial sense and expertise in financial analysis, forecasting, and budgeting for sizable real estate holdings. • A track record of successfully putting plans into practice to raise rental income and occupancy rates in competitive areas. • Outstanding decision-making, problem-solving, and analytical abilities, with the capacity to manage challenging property management situations. • proficiency with financial modelling, data analysis tools, and real estate management software. • Fluency in English is a big plus, but so is familiarity with the regional Ghanaian languages. • It is preferable to have` relevant professional credentials in property management or real estate.
